The site is located in rural southwest Devon with panoramic views to the south of the within the setting of four acres.

The proposals are a paragraph 84e scheme which relate to significant analysis of optioneering entrance points location and design typology. After extensive analysis of local farmsteads and barns, the final solution is a modern interpretation and series of forms relating to the views across the nearby lake. There are two balancing barns to the 1st floor which create a series of bedrooms linked through the main panoramic ground floor space.

The proposals are based on Passivhaus principles with ground source heat pumps, solar panels, high levels of insulation and airtightness, and MVHR air systems.
